French Drains & Yard Drainage Systems in Mitchell, Indiana

Standing water, soggy lawns, and wet crawl spaces have a cause. We find it, then build a drain that moves water where it should go and keeps it there.

Built for limestone and karst ground, planned by a licensed Professional Engineer.

Yard Drainage Built for Mitchell Ground

Mitchell sits on limestone. The city and the land around it are part of the Mitchell Plateau, one of Indiana’s best-known karst areas. Spring Mill State Park, about three miles east on State Road 60, has caves, springs, and a karst plain with up to 1,000 sinkholes per square mile.

That ground affects how water behaves in your yard. Some spots drain fast because water finds a path into the rock. Other spots hold water for days. A drain that works in a flat, uniform yard can fail here if no one checks where the water is really going.

Alchemy Excavation is owned by Sam Robertson, a licensed Professional Engineer. Every French drain and yard drainage system we build in Mitchell starts with a plan for slope, flow path, and discharge.

Signs Your Mitchell Property Needs Better Drainage

Water standing in the yard a day or more after rain
Soggy, muddy areas that never fully dry out
Water collecting against the foundation or under a deck
A damp basement or crawl space after storms
Washouts and erosion on sloped lots
Low spots or small depressions that keep growing
Watch for sinkholes. A depression that gets deeper or a hole that suddenly opens in the yard can be a sinkhole forming. Don’t fill it and don’t send more water toward it. Call us so we can look at it first.

How a French Drain Works

A French drain is a trench with perforated pipe wrapped in stone and fabric. It collects water below the surface and carries it to a safe outlet. The pipe slope and the outlet matter most. Get either one wrong and the drain backs up or just moves the problem to a different corner of the yard.

We set the grade, bed the pipe correctly, and choose an outlet that can handle the water. Learn more about our French drain services.

Below the surface

French Drain Installation

Perforated pipe, clean stone, and filter fabric set to grade and run to an outlet that can take the water.

On the surface

Surface Drainage

For runoff that sheets across the yard or pools in low spots: catch basins, channel drains, swales, and downspout extensions and tie-ins.

Around the house

Foundation Drainage

When water sits against your foundation, we lower the pressure on the walls by intercepting it and carrying it away from the house.

Drainage Repairs & Upgrades

Old drains clog, sag, or empty into the wrong place. We find the failure point and fix it so the system works again.

Why Mitchell Homeowners Choose Alchemy

  • Planned by a Professional Engineer. Sam reviews the layout, elevations, and outlet before we dig. Water should leave your property the same way every time it rains.
  • Karst-aware design. In limestone country, we don’t dump drainage into a sinkhole or an open crevice to make a problem disappear. Surface water reaches groundwater fast here, and sinkholes can clog and flood. We plan outlets that protect your property and the water under it.
  • Built to stay clean. The right fabric, stone bedding, and layout keep silt out of the pipe. A drain that clogs in two years isn’t a fix.
  • Grading first when grading is the problem. If the yard slopes toward the house, we fix the grade so the drain isn’t fighting uphill.

Permits & Right-of-Way in Mitchell

Most yard drainage stays on your property and doesn’t need a permit. Work that reaches a street, a regulated drain, or a state highway is different. Here’s who handles what.

City of Mitchell

Inside City Limits

The Building Commissioner at Mitchell City Hall handles building, driveway, and right-of-way permits. A permit may be required for drainage work that affects public property, like a street ditch, curb, or sidewalk.

Lawrence County Surveyor

Regulated Drains

Many rural and edge-of-town properties drain to a county regulated drain. These carry a statutory easement, typically 75 feet from the top of bank or tile centerline. Tying in an outlet or building inside the easement needs Lawrence County Drainage Board consent through the County Surveyor’s office.

INDOT · Vincennes District

SR 37 & SR 60 Right-of-Way

Grading, pipes, or outlets in the right-of-way along State Road 37 or State Road 60 need an INDOT Right-of-Way Occupancy Permit, filed online through INDOT’s Electronic Permitting System. Lawrence County is in INDOT’s Vincennes District.

INDOT right-of-way permits

We check which of these apply during the site visit and handle the coordination before work starts. Statewide permits are covered on our Engineering & Permitting page.

Frequently Asked Questions

How do I know if I need a French drain?

Water that stands for a day or more, a lawn that stays soggy, or water against the foundation after storms are the common signs.

Can you drain water into a sinkhole on my property?

We don’t recommend it. Sinkholes carry surface water straight into the groundwater, and they can clog and back up. A sinkhole that has been altered to take stormwater can also be regulated by the U.S. EPA as an underground injection well (a Class V well). We design an outlet that works without relying on one.

How long does a French drain last?

A drain installed with the right slope, fabric, and stone can last for decades with little maintenance.

Do I need a permit?

Usually not, if the work stays on your property. Work affecting a city street or right-of-way goes through the Mitchell Building Commissioner. A regulated drain needs Lawrence County Drainage Board consent through the County Surveyor. Work along SR 37 or SR 60 needs an INDOT right-of-way permit. We’ll tell you which apply during the site visit.

How much does a French drain cost in Mitchell?

It depends on length, depth, outlet, and site access. We give a free, detailed estimate after the site visit.
